Roof Moisture Surveys

A Roof Moisture Survey is a non-destructive testing method that detects moisture within roofing systems. Our surveys utilize state-of-the-art instruments to reveal the true internal condition of your roof assembly, helping to identify areas of moisture intrusion that could lead to costly damage.

We offer three primary types of Roof Moisture Surveys:

  1. Infrared Surveys: Uses thermal imaging to detect temperature differences caused by moisture
  2. Nuclear Surveys: Uses neutron technology to detect hidden moisture deep within roof systems
  3. Capacitance Surveys: Uses electrical capacitance meters to detect moisture under non-conductive roofing membranes

There's no "one size fits all" approach to accurate roof testing. We carefully evaluate which test, or often a combination of tests, will achieve the most accurate results for your specific roof assembly. Many roofs cannot be accurately tested with an Infrared Camera alone, and will require Nuclear or Capacitance testing to cross-check / validate the infrared imagery. Electronic Leak Detection

Electronic Leak Detection (ELD) is a testing method that identifies breaches in roofing and waterproofing membranes, even down to pinhole leaks that are invisible to the naked eye. It's a non-destructive, highly accurate way to ensure membrane integrity. It is typically much faster, safer, cheaper and more accurate than traditional flood testing.

ELD Fusion® is our unique combination of High and Low Voltage Electronic Leak Detection methodologies that ensures 100% of the membrane is tested. It combines the best of multiple methods for the most thorough and accurate testing.

Electronic Leak Detection offers several advantages over traditional flood testing:

  • Identifies pinhole and microscopic leaks that flood testing might miss
  • Tests 100% of the membrane instead of just horizontal areas
  • Provides immediate results with pinpoint accuracy
  • Puts less weight and stress on the structure
  • Requires less water and cleanup
  • Complies with ASTM Standards D7877 and D8231

Electronic Leak Detection should be performed:

  • Immediately after new membrane installation and before ballast or overburden is applied
  • After other trades have worked on (and possibly damaged) the roof
  • After completing roof repairs to ensure watertightness
  • To locate leak sources 
  • As part of due diligence when purchasing a building
